A few blocks from the DIA, amid the historic homes, townhouses, and apartment buildings of Art Center, a new development is slated to break ground later this year. Petit Bateau will add 20 condos within four stacked townhouses, a 36-unit apartment building, and a 36-unit mixed use building to the area. It's expected to be completed by the end of 2022.
Susan Leithauser of Berkshire Hathaway Home Services The Loft Warehouse, the residential listing agent on the property, says that rental units will range from $1,400 per month for a one bedroom, one bath to $2,200 for a two bedroom, two bath. Condos will be listed in the low $400Ks for a two bedroom, two bath. Both the apartments and condos will have balconies.
Leithauser says commercial tenants are expected to include a restaurant and/or coffee shop and a fitness center.
The buildings will incorporate brick, stone, and wood. The development will include energy efficient features and stormwater management into the design.
The property has St. Antoine, Frederick, and Beaubien as borders; an apartment building and multi-family homes sit on the other side of the block. One of the apartment buildings will have views of Peck Park across the street.
The developer, Julio Bateau, Nailah, LLC, has spent years assembling the land in the area, and is excited to bring new residential so close to the cultural center. It's walking distance from the DIA, the public library, the Detroit Historical Museum, and the Wright Museum, and it's close to Wayne State University.
DBusiness reports that the project just received approval from the City of Detroit.
We'll start seeing more new construction in the area. A 250-unit development closer to 94 could start construction next year. Across 94 in Milwaukee Junction, lofts and commercial spaces continue to be filled.
