195 rentals will soon be open in the heart of Corktown. Perennial Corktown, which covers a seven-story apartment building, seven townhouses, a parking garage, and an upcoming adaptive reuse, will open for residents this winter.
On a tour of the new apartments, Hunter Pasteur CEO Randy Wertheimer said that the new development will offer high-end amenities to its residents, including a demo kitchen, a coworking space with private rooms, a fitness center, a dog wash, and a 10,000-square-foot pool deck, "like nothing else existing in the Detroit market." The pool deck will have landscaping, chaise lounges, firepits, cabanas, and grilling stations.
Pre-leasing started this summer, and Wertheimer says they've leased 21 units so far. While 10% of the units will be "affordable" at 60% Area Median Income, the rest of the rents are steep. Between the apartments and the seven townhomes, rents will range from $1,650-1,925 for a studio, $2,150-2,350 for a one-bedroom apartment, $3,375-3,875 for a two-bedroom apartment, $6,910-7,035 for a two-bedroom + den townhome, and $7,525-8,330 for a three-bedroom townhome.
The 188-unit apartment building on Michigan Avenue will have a 2,000-square-foot bodega in the lobby, as well as an 8,000-square-foot restaurant that we should hear news about soon. The parking garage at Trumbull and Church also has a 3,000-square-foot retail space that will be home to a soon-to-be-named coffee shop.
The seven townhouses range from 2,300-2,700 square feet over three stories; each have a one-car garage plus a dedicated parking spot outside, large closest in the bedrooms, and a rooftop deck. These units will be leased until at least 2031 because they sit in an opportunity zone; after that, they can be put up for sale.
The 100-year-old storage building next to the parking garage was originally going to be demoed. After hearing neighborhood feedback, that structure will be renovated into 25 loft apartments, with construction starting in November.
The first residents should be able to move in this December, with the building finishing up in January. Furnished units are available for tours. See additional photos in the gallery at the top of the page.
