A $29.3 million development that will bring affordable housing to seniors broke ground this week in northwest Detroit. The Dr. Violet T. Lewis Village, at the site of the former Lewis College of Business (an HBCU), will bring over 100 apartments to the neighborhood.
It sits at 17370 Meyers Street, just east off the Lodge and north of McNichols. The development will reuse two buildings on site and see the construction of a new four-story apartment building. The two reused buildings will house 32 apartments, while the new building will have 73 apartments.
The apartments will be for those making between 30 and 80% area median income (AMI). Rents will range from $427 to $983 per month, and for those making between $20,160 and $69,120 a year. Rents in the new construction will be for those making 60% AMI.
The project is led by Wallick of New Albany, Ohio, and Southfield-based Presbyterian Villages of Michigan (PVM).
Funding for the project is coming from a variety of sources, including federal Low Income Housing Tax Credits allocated by the Michigan State Housing Development Authority (MSHDA), gap funding from MSHDA, the City of Detroit – HOME and American Rescue Plan Act funds, the Kresge Foundation, Merchants Capital Security Bank, First Merchants Bank, and Federal Home Loan Bank of Indianapolis.
Construction is expected to be complete by the end of next year.
