Develop Detroit is leading a new development project in Detroit's North End. The Marwood Apartment building will be renovated and new townhouses will be constructed at Marwood + Marston.
The $18.2 million project was assisted by the City of Detroit’s Housing and Revitalization Department (HRD) with allocation of $1.94 million in HOME funds, $505,000 in Community Development Block Grants and a Payment In Lieu of Taxes (PILOT) program.
The entire development will be leased as affordable housing, with rents ranging from $598 to $1,277 per month. 35% of the units will be leased for those making 30% area median income (AMI), 17% at 50% AMI, and 48% at 80% AMI.
Vouchers will be available for residents through the Detroit Housing Commission. This will allow 25 qualifying residents to pay only 30 percent of the income, and the vouchers will pay for the rest.
Existing residents will be given priority to move back in when renovation is complete.
Develop Detroit has also led large-scale projects in the city, including building and rehabbing several homes in the North End and the Sugar Hill development in Midtown.
“This project will serve as an excellent example of how inclusive development can be done,” said Develop Detroit CEO Sonya Mays. “We are proud to help build a community and work with the existing neighborhood to expand opportunities for its residents to succeed.”
Shelter Design Studio and O’Brien Construction are also working on the project. Construction has already started.
