124 more apartments have just been completed in Brush Park, a Detroit neighborhood that's seen extensive new construction in the past six years. Brush Watson has 99 units of affordable housing and 25 market-rate apartments across two buildings in the historic neighborhood. 

The rent for the affordable units ranges from $500 to $2,000 per month, for those making 30-80% Area Median Income (AMI). 

The $49.2 million project was led by American Community Developers. Funding for the project included federal Low Income Housing Tax Credits with the Michigan State Housing Development Authority; $4.6 million from the City of Detroit’s Housing and Revitalization Department; plus $450,000 in Community Development Block Grant funds.  

The buildings are energy efficient, built in compliance with the National Green Building Standard. The development has 80 spaces in its underground parking garage for EV charging. Additionally, the development has a rooftop deck and community space, while individual units have large windows, tall ceilings, and in-unit laundry.

American Community Developers are also working on affordable developments in the city at the Clement Kern Gardens site and Left Field in Corktown.
