The developer sales at the downtown Detroit, Fort Shelby Residences are reaching a conclusion, with just 9 residential condominiums of the original 53 still available for purchase. Sabra Sanzotta, co – owner of the developer’s listing brokerage, Berkshire Hathaway HomeServices, states that “the last 9 units we have to show are truly the best of Fort Shelby. Partly because there are 4 distinct floorplans available now on the penthouse level, starting at $295,000. There is even one that has a Great Gatsby-style rooftop terrace, overlooking the city, and the river. It’s perfect for entertaining dozens of guests, or just owning and enjoying the largest residential rooftop terrace in town.”

The reference to a classic novel from the 1920’s, could be apropos, as this grand hotel can trace its origins to 1917, and is currently on the National Register of Historic Places. It started out as a 10 – story hotel, designed to serve the growing number of people coming for jobs and business in the rapidly expanding, industrial city of Detroit. By 1927, the hotel owners realized they needed to expand in a big way, so they hired a Detroit legend, Albert Kahn, to design a new tower that more than doubled the size of the hotel. That tower is the current site of the Fort Shelby Hilton Doubletree Hotel, on floors 1 – 10. Above the hotel, with their own elevator and concierge, are the upscale and spacious Fort Shelby Residences, on floors 11 – 21.

The condo layouts and floorplans are significantly larger in size than the average Detroit condos sold in the past 12 months. At Fort Shelby Residences, the 1 bedroom units are 967 SF, a full 100 Square feet roomier than the Detroit average. On the penthouse level, there is an especially spacious 1 bedroom, measuring a full 1167 SF. Likewise, the remaining 2-bedrooms are generously sized from 1405- 2330 SF. The finishes are new, with a classic sensibility. The open concept living/ dining/ kitchen areas are clad with engineered wood floors. The kitchens all feature an island or peninsula, with quartz countertops. Every unit has a master bath featuring a separate tub and shower, many w/ double vanities.

The hotel has done a major common- area remodel in the past 2 years, focused on the lobby and fitness areas. Those improvements are a benefit to the residents, as part of the perks of owning a condominium here is the privilege of using the hotel amenities, such as onsite restaurants, coffee shop, main lobby, fitness room. Residents also are provided with a secure parking space assigned to them, with the option to purchase a second space. There is a private resident entrance, lobby, elevator, and concierge dedicated only to residents, to which the hotel guests do not have access.

Berkshire Hathaway HomeServices and the building ownership are hosting an event on site, at the Round Bar, to celebrate this final phase of sales, and to encourage potential buyers to see the various floorplans and amenities.
